What makes a million-dollar duplex? First is the size. The wider size of the lot, 60 feet wide by 114 feet deep, allowed for more and larger rooms—four bedrooms and full bathrooms, to be exact, along with a huge kitchen, dining room, living room and basement recreation room. The duplex encompasses an astounding 4,000 square feet. The slope of the property allowed the structure to be built higher while still meeting local codes for allowable roof height. The increase in height was just what Garo needed to add his unique rooftop that offers stunning views of the Manhattan skyline from both inside the loft and outside on the deck. A wet bar, half-bath, and lounge area with a fireplace cap off the interior rooftop space. Size alone does not dictate a larger price tag. For Garo, a spacious structure still must have a cozy feel. The amenities and attention to detail are really what makes a house a desirable home. In the main living area of this duplex, ten-foot coffered ceilings are adorned with soffit lighting to give a low-key, relaxed vibe that is accented by under stair lighting, and walls of windows that let in plenty of natural light.
